When you think about buying or selling a home, you might think Spring is the best time to do so. Well, around here, Spring springs while it is still winter. Whether you are thinking about buying, selling or both, here are three reasons why you should, in fact, take advantage of these next couple of months...

1. Less Competition

Buyers:  The number one reason why you should buy a home in the winter is there are fewer buyers! Most buyers take winter months off. Whether it is catching up on work after the holidays or avoiding the cold weather, many buyers think this isn’t the best time of year to shop for homes. Fewer buyers mean less competition which reduces your chance of being outbid and losing your dream home.

Sellers:  Housing inventory is still under the 6-month supply that is required for a “normal” housing market.  Right now, without the rush of homes coming on the market, your home is more likely to stand out to potential buyers. 

2. Motivation

Buyers:  Many sellers wait until warmer months to sell their home which means, sellers who list now, tend to be serious. They are usually ready to make a deal, which means buyers may have more room for negotiating price, closing costs or repairs from an inspection report.

Sellers:  Buyer demand remains very strong. So, while there are fewer people currently looking at homes, the ones that are out there are ready, willing and able to purchase… right now!

3. Faster Process

Buyers:  With less inventory and fewer transactions, third-party services aren't quite as busy. You will have quicker, easier access to home inspectors, mortgage brokers, attorneys and even movers. 

Sellers:  Not only are buyers motivated, the competitive environment we’re in forces them to stand out. With more accessibility to third-parties, buyers will come to the table prepared, pre-qualified and able to close quickly.

Bottom Line

Waiting until the spring to list your house for sale made sense in the past. This year is different. The best deal is probably available right now.
